Disclaimer: By no means am I endorsing The Florence Residences. This is simply an analysis of the floor plan and its suitability for a family of 5 to stay in comfortably. Please do your own thorough research before you make any decision.
I did not do an analysis of the 2-bedder or smaller units as it would be too small for a family of 5.
An Analysis of a Basic 3-Bedder Unit
Here are the important figures that you must know:
- 3-bed (893sqft)
- 81-97 Hougang Avenue 2
- Total: 1410 units
- Completion Date: 2023
- 99-years leasehold
- $1.39M based on Jan 2020 transaction
The Florence Residences looks like a great deal for a development that is 700m away from Hougang town centre/ MRT Station.
But if you’re a family with children – think again before committing, as it may not be as spacious as it seems.
Here are some of the issues I can foresee:
Lack of functionality
The balcony is as big as the living area, which is quite a waste.
Limited kitchen space
A closer look at the kitchen reveals a lack of counter space for food preparation.
Insufficient Storage
There is no storeroom or yard for most “basic” 3-bed units in newly launched projects. Families who fail to realise this may struggle with the lack of storage space, especially those with children.
Bedroom 3 looks weird
Strangely, bedroom 3 comes without a built-in wardrobe, so it looks spacious on the floor plan. BUT if you were to add a wardrobe in that room, you would NOT be able to put a queen bed in.
Regular layout, but space is very compact
There is no space to accommodate even one bedside table by the queen bed in the bedroom 2. There is no space for a helper, unless you can set aside bedroom 3 for your helper.
Alternative Option
Families may be better off opting for the pricier but bigger 3-bed with utility room option. This unit could work for a couple who can allocate one room as a study/ storage.
My Personal Experience
As a property agent – I have extensive experience with the resale market and dealing with families. I am aware of the various innovative ways that interior designers use to improve how a small home can look spacious.
With new launches, I notice that space is a premium as developers find ways to maximize the floor space.
But livability is also important especially if you have young children. Do take all these factors in mind before you pull the trigger. This is especially so considering that you have to wait 2-3 years before you can move in.
