Marble polishing for a unit in Costa Rhu. This tenant has been with us since 2016, and found the floor too dull for his liking. He suggested for the polishing cost to be split between the landlord and himself.

Landlord was more than glad to oblige. After all. It’s not easy to find a tenant who takes good care of our properties.

I had the easy task to secure the best and most efficient guys for floor polishing - to help move all the bulky items into the bedrooms.

Doing something therapeutic after a weekend of hectic showflat duty/ viewings.

Built-in ovens break down easily when left unused for a long time. So many owners/ tenants find themselves dealing with power trips once they turn their ovens on (after say 6-12 months of inactivity).

If you’re lucky, this method will revive your oven and save you hundreds of dollars (yes oven repairs are costly).

Step 1: Set the temperature to 50°c using Top and Bottom Heat mode.
Step 2: When the temperature reaches 50°c, increase the setting temperature to 80°c, when the temperature reaches to set point, increase the setting temperature again to 150°c. Once the temperature has reached 150°c, increase the setting temperature to 200°c and once the temperature to reach 200°c, please go on to the next step.
Step 3: For the last step, increase the setting temperature to 250°c and let it stay at 250°c for one hour.
Final step: Turn off the oven.

Never imagine I could fix a wardrobe rod holder. Managed to level up today. Haha…. The things we do for work. 😂😂 This may seem like a small feat. But for me, a great accomplishment. But still I would rather leave most of such works to my trusty handymen. Sadly, 2 are still on their Lunar New Year break and another is fully booked till next week.

Landlords often ask “will this tenant take care our place?” Well it’s really hard to tell. Until you get the unit back.

In this case, tenant who left still promised to arrange for cleaning and furniture disposal as his departure was sudden and unforeseen.

So let’s hope he fulfills his obligation. But what’s important is for landlords to have sufficient security deposit for such unexpected “works”

Love it when clients take feedback seriously, to enhance/ add value to their properties. After countless viewings but no offers, we can either reduce the price or renovate base on viewers’ comments/ concerns.

Given the plan to continue renting the house for a considerable time, we decided on the latter. Can’t wait to find the lucky tenant for this inter-terrace near Holland Village soon.

Rushed here after all my viewings last night to “inspect” paint works for a 3-room HDB rental unit. My regular painter went MIA, so after a day or 2 of waiting, I had to look for someone else.

This is the first time I’m engaging this painter (recommended by a colleague). His fees were incredibly low, so I was pretty nervous. Glad he did a pretty decent job.

My regular handyman just suffered a stroke lately and is recuperating back in JB. And now it looks like my most trustworthy painter of more than 10 years could also be out of action. 😢

Thankfully I work in a team where I know help/ advice is always there when I need them. But I’m still hoping the kind gentlemen I work with can get back on their feet soon.

Just lost another bid on behalf of my client for a 3-room HDB flat. And no we didn’t provide a low offer. We knew it was going to be tough when you have 10-20 groups viewing almost each session.

In 2Q 2024, HDB resale flat transactions reached 7,352, a 4.0% increase from 1Q 2024 and the highest quarterly transactions since 3Q 2022. Mature estate resale flats near PLH BTOs saw higher interest due to a lack of PLH restrictions. The most popular HDB towns were Tampines, Woodlands, Sengkang, Jurong West, and Punggol, comprising 33.6% of total transactions in 2Q 2024.

Due to the stronger demand and record number of million-dollar flats, HDB resale flats prices rose by 2.3%, up from 1.8% in 1Q 2024. Prices increased in 21 out of 26 towns, with Geylang leading at 13.4%, followed by Marine Parade at 11.5% and the Central Area at 9.3%.

Strong demand for resale flats is expected in 2H 2024 from ex-private property owners and buyers who are afraid of missing out. HDB resale volume estimates are revised up to 26,000 to 28,000 this year, with prices forecasted to grow up to 10%.

Getting the wall hung toilet bowl fixed this morning and the plumber asked why we bother spending money to repair when we are selling the unit. 😅 Didn’t occur to us to leave it broken, cos getting it sorted just seem like the right thing to do. And the owner also agreed that he would rather not scrimp on such works even if the new owners might end up replacing it. Hope we will find a buyer for this ground floor 1-bed unit soon!

Unfortunately, this 1-bed unit will need more time. Rather than sell at a loss, we have discussed and decided to rent it at a respectable $3100 for a year while we continue to market for sale with tenancy.

Sealed this deal 2 weeks ago with a really sweet co-broke agent. Option to Purchase was exercised last Friday and we thought it would be a smooth 12 weeks to sales completion.

So it came as a shock when the law firm notified us yesterday that the cheque was rejected.

Technically the Option to Purchase has lapsed. Which means seller can forfeit the 1% option fee and start to market again.

Fortunately, my client is kind enough to extend the deadline to the next working day, So let’s hope this comes through.

As much as possible, I would advise buyers who are not confident about their cheque status/ signatures to just purchase a cashier’s order for purchase purposes.
