- The last 1227sqft transacted unit located on a mid-high floor – changed hands at $1m ($815psf) in early 2020.
What’s Great?
- Spacious layout – Even with a private lift lobby, it is apparent that overall space distribution is well balanced and defined.
- There’s absolutely no space wastage – no huge balconies or bay windows prevalent in developments built a few years later.
What’s not?
Lack of windows in the utility and private lobby, which is a small issue, given that the rest of the unit has numerous windows.
Some Thoughts
Developments completed during this time were much more spacious.
The last 1227sqft located on a mid-high floor, changed hands at $1m ($815psf) in early 2020. This is way more affordable than all the new 3-bedder launches today.

Less than 500m from Chinese Garden MRT Station, or a short bus ride to Jurong East Central (JEM/ MRT/ Bus Interchange), its location isn’t too shabby as well.
If space is very important for your family, The Mayfair is a spacious development.
Yes, the age of the development means it might not be attractive in the resale market but at its price – there are always buyers for this type of spacious unit.
If you are someone who is planning to spend a lot of time at home and sees this unit as a place to stay rather than an investment – I don’t see why not.
It’s far cheaper than many new launches, more spacious and ready to move in.
If you are an owner at this development – then perhaps it is time to let go and extract your gains. Downgrade to a smaller and easier to maintain unit if you no longer need such a big space.
Also it is always a good idea to put your monies in other investments where it can perform better and work harder for you.
